There is a part of both of us that does not want let go of this beautiful land or the dreams we had when we bought it - which is why it has taken a few years to decide to sell - (see more about our story on the "about us" page)

The energy of this land is so lovely and it has so many amazing features. However, since we now live in the Netherlands (we left just before Brexit) we need to let this go to someone who will appreciate it - to take over the land’s stewardship and love it as we have.

The 15.6 acre Holding 


Most of the land's information is detailed on the home page.

We started marketing the land at £320,000 however due to our circumstances we are now prepared to reduce this to £250,000 - if we can sell it quickly as one holding and without an agent. 

(we believe this acreage would then be more likely to get residential planning permission)

If after a few months we don't have any offers of this kind - knowing there are many people looking for a small beautiful piece of land - we may be open to selling smaller plots. (this would obviously be at a higher price per acre as it would be more complicated and there would be more legal costs if the land is split)
 

The details below explain the 3 fields in detail - as we have explained we would prefer to sell the site as one lot - but it can be split - please read the details below and contact us.

The 3 Fields

Front Field

The front field is 2.5 acres and fairly flat - marked as A on the maps - It runs parallel with the quiet lane. To access it you pull up at the double gates near the red post box.There is ample room to turn a large vehicle or trailer in from either direction - but since the site is such a short distance form the A44 which runs from Worcester to Hereford - we have mostly entered from that direction. 


At the moment there are sheep on the land acting as grass cutters, before that it was grazed by cows, we do not believe it has been intensively used for growing crops for quite a while. 
 

The soil is rich, the nearest farm keeps rare cattle, sheep and has an orchard. The services of mains water (metered and working) and the power pole (which is not connected) are in this field. We have been told there is a rising spring and a possible source for a borehole on this field. Neighbouring fields are used as horse paddocks.
 

If the holding is sold in separate lots

  • Access would be required across the field for vehicles, stock and the instalation / maintainance of services if required - for field B and C

Middle Field

The middle field (marked B on the maps as it is presently drawn) is 5.5 acres - it starts flat at the top, then slopes down towards the brook at the bottom. There is a gentle slope to the left of the big trees that appears to have used as a route down to the stream for many years, this is the route we use for driving through this field. This brook is the county boundary and as such its ownership ends in the centre of the stream. The majority of this field is not overlooked.
 

This field contains five stunning over 100 year old Sequoia trees. (yes, the same as the California redwoods)

Although there are no services directly to this land - the water is in the road (Field A has this service - and by agreement with them this might become a shared service - or you could add your own metered service. (there are pipes and tap points fitted around the border of the site which can be used to assist you with the implementation of this)

If the holding is sold in 3 separate lots

  • We are proposing to move the existing stoned up gateway to offer more of the woodland to this lot - (About 3/4 of an acre shown in the darker green on the map) . It will then be possible to access the brook through a large gate into these woods - it is flat and really beautiful in this young woodland.

  • This lot will then include the narrowing and pair of Oak trees mentioned in the next section which is called 'the narrowing'.

  • Access would be required across the field for vehicles and services if required for field C

  • As the owners of this field (B) you would be granted access rights from the road - through field A

The Narrowing

The narrowing is the narrow strip of land near the brook between the neighbour’s lake and the stream. This forms the present gateway to the third field with it's two gateway oak trees. We are proposing to move this gateway if this land is split into 3 lots so this will then fall inside the boundaries of field B. 

The photographs were taken in Autumn when we first bought the land and the next Summer, the newly stoned up gateway makes walking or driving through the gateway much easier.

 

If the holding is sold in 3 separate lots

  • We will move this existing gateway to offer more of the woodland to this lot - please see maps. This gateway, the Oak trees beyond them and e first area of the land beyond the gate would then belong to field B

  • Access would be required across the field for vehicles, stock and services required for field C

  • The owners of this field (B) would have access rights from the road - through field A

Back Field

The back field covers the largest area 7.8 acres (marked C on the map.)
 

Field C is made up of 2 separately fenced fields. the main field which has am easy to drive ridge along the centre and slopes off to both sides, plus a narrow field which flows along the western border.

The main field has two access routes, the first through field A and the second via a separate gate and a concreted slope - this route is marked on the map as a dashed line and offers good access  - this is crosses a neighbour's land over which you would have access for agricultural purposes.  It has a flat drivable ridge up the centre which slopes away to both sides. 


There is a walking gate which gives access to the enchanting brook which forms the land's eastern border and the county boundary. There is about 1/4 acre of woodland (marked in dark green) plus many established trees which run along the brook.

​

There is a sheltered flat area at the bottom of the filed near the stream which we have used for camping and for storage. 

 

There are water points around the field which are presently connected to the water source in the road in field A. We believe it will be possible to get a water or electrical services connected if needed.

As we ran events here there is a gated two stall compost pile for waste, with its own separate washout water tap (we used this with the composting toilets)

 

If the holding is sold in 3 separate lots

  • There will be no rights of access across your land.

  • You will have access rights for non agricultural purposes and services through field A and B as shown on the map.
