Location

The land has a great location near Whitbourne - it's access is from a minor road just off the A44, With the centre of Worcester 10 miles away and Hereford 20 miles away.

 

There are no public footpaths on the land - however there are public footpaths nearby that allow you to walk to the beautiful Bromyard Downs

Access

The land has 2 good road access gates (one is agricultural only) The main entrance is now through this new set of double gates (22 ft) which lead off the minor road. These are set well back and include a pedestrian gate. All of the gateways have been been stoned up which aid with movement across the land.

Services

Mains water (metered) is piped around the land, there is approx 900 metres of water pipe, giving multiple distribution points all over the land. We can also share our findings about possible rising spring and borehole sites. 

 

A small brook runs all the way along the eastern border of the land, it is also the county boundary, so we own halfway across it. 

 

There is no mains power, but power cables do cross the land,  the last quote from Western Power Distribution for connection was £22K.

Features

The land is a mixture of flat and sloped fields - there are areas of field B and C that are not overlooked, 

 

There is about an acre of woods which runs along part of the eastern boundary and the brook. 


About 3 years ago we put in 1500 hedge plants, a double row, fully fenced to conservation standards, to improve privacy from the road and neighbours.

Status

Our intention / dream was a campsite / retreat centre and we have run 2 events on the back field. We had over 40 people attending each time , sitting around the fire and in the yurt* with us - it was a very magical experience.

We did apply, and almost obtained a Freedom Camping licence, the land inspection and facilities passed but we failed on not living within 3 miles - so we could not steward the site and its visitors.

The land status is Agricultural - it is our understanding that any change of use would require planning permission. There are no buildings - we believe that planning for an agricultural barn would be a good place to start 


This 6.313 hectares holding - is CPH registered .Rural Payments are not claimed.

The Whitbourne area features in the Herefordshire core Structure Plan - being on list 2 of potential development areas. Page 62, policy RA2. https://www.herefordshire.gov.uk/downloads/file/1803/section-4-place-shaping


On the site there are our large caravan, a welfare unit (which provide 2 hot showers &  2 compost toilets) there is also a mobile site office / store. There is also a Grillo rough terrain grass machine and 7 pallets of EcoTrack trackway that could be laid to aid access (These can provide a 40 ton loading) 
We will be removing the caravan in the spring of 2025.


Everything is mobile and road towable, these extras can be sold with the land or easily removed.
